Executive Summary

Equity Office Properties Trust is the nation's largest publicly held office building owner and manager.  The Equity Office property at 1700 Market Street, Philadelphia, is a 32-story building that features more than 841,000 square feet of office space.  The building provides home for some of the 500 Fortune Companies including XEROX, Deloitte & Touche and others. Among a wide range of amenities, the building features the Equity Office Fitness Center that offers business tenants a medium-sized fitness center.

On-Site Needs

Equity Office approached Aquila to help design, promote and implement on-site health and fitness programs and services.  Equity Office wanted to increase the building appeal and overall customer satisfaction of its business tenants.  With its dominantly corporate tenant culture, Equity Office wanted to partner with a skilled fitness provider who would appeal to a professional corporate environment.

Furthermore, Equity Office wanted to offer on-site services that were self-funded and supported by the individual tenants.

Aquila Solutions

To better understand the needs of the individual tenants, Aquila worked with Equity Office and performed a preliminary needs assessment analysis.  Aquila then designed marketing programs to promote the fitness and wellness services.  The Aquila business team designed and produced advertising materials that both promoted the programs and educated the tenants on healthy behaviors.

Aquila's project manager and exercise specialists designed and delivered services that followed the American College of Sports Medicine (ACSM) guidelines.  The services included group fitness classes, yoga classes, individual exercise assessments and prescriptions, self-defense classes, personal fitness training and group training services.  To educate individual business tenants on the wellness and fitness offerings, Aquila's on-site personnel held a series of monthly wellness educational workshops and health/fitness-screening services.  Aquila organized annual health fairs featuring community providers and their services with the support of Equity Office.

To further relieve employee's stressful backs, Aquila massage therapists offered on-site in-chair massage therapy services by appointment during regular business hours.

Client Benefits

Aquila created programs and services that were self-funded by members and financially supported by the individual tenants.  This self-funding, in return, eliminated out-of-pocket expenses by Equity Office.  Equity Office was able to present its current and prospective tenants a professionally managed health and fitness program without impacting its bottom line.

Cost Minimization

Implementation costs were self funded by members.
